How many sets of blueprints do I need to build a house?

That depends, for your convenience Dallas Design Group offers an 8-set full size printed builders package. Many of our customers also like the option to purchase their house plan in a PDF set so they can view it on their computer. Dallas Design Group also offers additional printed sets for a minimal fee and CAD sets that can be modified and come with a full copyright release. Call us to get a free quotation for additional printed sets @ 972-907-0080. Prices vary depending on the number of printed sheets in the architectural plan. Some builders or customers may need more sets for bidding purposes. We also offer half size sets. These are very convenient for builders and subcontractors to use during their bidding process.

Are these plans available mirror-reversed?

We offer a Right-Reading Reverse set, available for a small fee. Please contact us for details, 972-907-0080.

What’s the difference between a Right-Reading Reverse and a Mirror Image?

Mirror Image displays your Home Plan as if it were being read backwards. This alternate view allows you to plan your Home if it were to be built in a reverse layout. A Right-Reading Reverse plan is typically ordered when the reversed layout is desired for building. The Right-Reading Reverse Set provides all the ‘reversed layout’ plan specification details to be read left to right.

How do we get a material list?

Most lumber stores offer free material lists, and they will recommend materials that are available in your area. They will need a full set of your blueprints to complete their material list.

What about specifications?

Our plans specify the UBC (Uniform Building Code). Some states, counties, and municipalities have their own codes, zoning requirements, and building regulations. Certain states and cities may require an engineer to review you building plans prior to construction. We provide detailed specifications and working drawings designed to illustrate general construction specs and detailing, and any notes or recommendations deemed necessary by Dallas Design Group to demonstrate the project for well trained and experienced contractors and workmen in this type of construction.

Because of  wind shears, seismic, hurricanes, flooding issues, etc… different materials may be required depending on your construction site.

Are your plans designed for 2 x 4 or 2 x 6 exterior walls?

Some Dallas Design Group plans are 2 x 4 and some are 2 x 6. Contact us @ 972-907-0080 if you have a question about a specific plan.

Why would I want 2 x 6 exterior walls?

The insulation value for 2 x 6 walls is higher (R19, vs R13 with 2 x 4 walls) which could save money on your utility bills.

Can you make our changes for us and what does it cost?

How much does it cost to build these houses?

The actual cost of construction varies from one region to the next.  Consult with Builders in your area to get an estimate.

What options are available when ordering our Home Plans?

PDF File - A PDF file is an email-able file which provides you with an electronic version of the plan’s construction documents. A PDF file allows you to print your plan. You are granted the right to construct one and only one home based on the plan. This right extends to the original purchaser and is not transferable. If you need the plan immediately, a PDF file is the fastest method. No shipping is involved, after it is emailed to you, the plan can be printed and you will have the complete plan details needed for construction purposes.

Single Set: This is a full set of copyrighted house plans primarily for review purposes or to get a bid from a builder before proceeding. This is a non-reproducible print set and due to copyright law cannot be copied. To build from the plans, you can upgrade to 8 sets, Vellum (Reproducible) copy, PDF File, or CAD set. Contact us to upgrade @ 972-907-0080. If you purchase a single set for review purposes and then decide to upgrade to 8 sets, pdf, cad or vellum, you will be credited the difference toward your new home plan. Additional Sets: Identical copies of your Home Plan are ordered to provide your various contractors, banks or local building officials with their own individual set of plans to work from or file. These plans will be used by your builder, their subcontractors, and others involved in the construction process.

Reproducible Set: A complete set of Home Plans on an erasable material called Vellum. A Reproducible Set includes a copyright release allowing you to legally make changes to this copyrighted House Plan. Once your changes have been made, you can reproduce all of the additional copies you need for building your new design. It does not, however, give you the license to build more than one home from the plan without a Multi-Use Construction License, which is available for purchase, contact us @ 972-907-0080 for a free quotation.

CAD File: Complete set of Home Plans provided to you in Auto-cad, an electronic file format. A CAD Set includes a copyright release allowing you to legally make changes and copies of this copyrighted Home Plan. It does not, however, give you the license to build more than one home from the plan without a Multi-Use Construction License.

Is the Garage space included in the total A/C Footage of a home?

No. Garage space, decks, patios, and bonus rooms are not included. Total A/C Footage is defined as the space within the ‘air conditioned walls’ of the room – the actual livable space. Dallas Design Group pricing is based solely on the A/C Footage of a home.

Can I purchase your Home Plans and have them modified by DDG or another Architect?

Yes. You must purchase a  PDF, or CAD Set of Home Plans. These sets can be then modified by an Architect, Engineer, or Residential Designer of your choice. Dallas Design Group also offers free modification quotes on all of our plans. All of our home plans were designed by an AIA licensed Architect.

Can I sell these plans?

No…It’s illegal. All home plans sold through Dallas Design Group.com are protected by copyright protection . For more information, please read our copyright notice.

How long will it take to receive my Home Plan Order?

At Dallas Design Group, we strive to process, ship and confirm all Home Plan Orders as soon as possible after receiving the Home Plan Order. Free shipping is provided through Fed Ex standard.
