Scheduling an appointment with your Architect/Designer to create your luxury mansion plans is the first step. The second step is to decide what type of luxury mansion plans you want.  Are they to be traditional, French, island style, Georgian, or maybe Mediterranean or European Nouveau in style? In the olden days people didn't actually eat in the kitchen. From as long ago as medieval days in Europe to the 1800s, when the typical kitchen in this country was comprised of a hard-working area furnished with a wood-burning stove, large wood table and stand-alone cupboards-like a pie-keep or cooler that drew air from under the house in order to keep certain food items cold. We are talking about an enormous amount of time in history.   Before that time, cooking was done outside, over an open fire, or inside, in a huge stand-up fireplace, such as those found in Colonial America.  Kitchen design in custom home plans has come a long way since those early times.  Indeed it has transformed, according to how food is prepared , and follows the change in how people perceive cooking.  It also followed the regional differences from cities to farmhouses.  Another great influence over food preparation was technology.  During industrialization, iron stoves appeared that were more energy-efficient and could use one fire to heat several pots at once.  For the upper classes, kitchens were and sometimes are still separated from where people eat and were confined to either the basement or the ground floor of a grand home.  The conceptual idea of a dine-in kitchen in custom home plans is relatively new and began to develop in the United States in the 1930's, and other kitchen equipment standardizations embraced in the mid 1940's were devised as a cost-saving concept.  As early as the 1920's, Architects in Germany and Austria presented detailed time-motion studies related to food preparation tasks and in 1935 the U.S. Commerce Dept. formed the National Kitchen Modernization Bureau in order to coordinate kitchen appliance manufacturers and assure continued production. The "ideal kitchen work triangle" was formalized in 1944 and some 6 million kitchens were built during the post-WWll boom.  In a small home, custom home plans might feature a built-in dining area. This is a terrific way to create a breakfast nook or informal dining place.  Seating benches can tuck right under windows as a way to maximize all the space in the kitchen.  The height of the bench should be equivalent to a typical dining chair. about 17 to 19 inches above the floor.  If you choose to use an upholstered cushion be sure to deduct for that thickness.  Another critical consideration for built-in seating is the depth of the seat. Discomfort felt in restaurant booths is often due to too-deep bottom cushions and inadequate or nonexistent back support.  It has been said often that what most people appreciate about a built-in banquette in their custom home plans is the storage possible below the seat.  Often, pullout drawers add convenience.  Companies like Pottery Barn, Sonoma Home, and Ballard Design may offer upholstered banquette seating designed to fit into any corner.  Capture the concept of a built-in eating nook for your kitchen convenience in your custom home plans by discussing this idea with your Architect/Designer.

Aging in place is the new catchy phrase for 2012 house plans.  While most of us want to think of ourselves as eternally young, the fact is that with each passing year, we do age, and our day-to-day activities change, and sometimes even the simplest tasks become harder to accomplish.  Some homeowners may choose to downsize, and others may choose to live their golden or silver years in the home they have lived in for decades.  Whatever your choice, now or in the future, there are 2012 house plans that provide design solutions to make your "Aging in Place" design easy, convenient and stylish.  One of the most important factors in 2012 house plans is adequate lighting.  This is of utmost importance and your plans should allow for as much light as possible.  A dark room makes tasks like reading a book or reading prescription labels almost impossible.  Accessibility throughout a home or condo home is crucial.  Keeping a clean and clutter-free floor plan ensures mobility for anyone, including those in wheelchairs.  An advisable dimension is 32 to 36 inches for doorways and halls with a 5-by-5 foot space for turning radius.  People aging in place may mean designing their home on one level, with no steps or staircases, and even in certain cases designing ramps and elevators.  Flooring called for in the 2012 house plans needs to be flat, non-slip, and as maintenance-free as possible for for seniors aging in place.
The flooring should also be comfortable and easy to walk on.  If carpet is chosen be sure it is installed with a firm pad and wall-to-wall, in order to avoid carpet edges that are a tripping hazard.  Opening and closing doors can be done easily with a new lever-type fixtureand loop handles for cabinets are recommended, as they are easy to grab.  At this stage in peoples lives, their home should be warm, comfortable and reflective of their many accumulated memories.

Of all the components involved in a structure,  there is none more significant than the foundation upon which a structure is built.  In custom house plans if this part isn't right, the rest of the structure is like to be negatively affected.  It is true that mistakes can be made during construction, however none are quite as concerning and as permanently visible as those mistakes occurring in a foundation.  For this reason it is important to focus on the most permanent part of every structure and get it right...the first time.   The site upon which a foundation is constructed should be carefully considered. Water must drain away from the foundation, and the lot must drain in accordance with local building codes.  Site drainage is an important consideration when purchasing land/lots as occasionally the high point of the lot isn't high enough to drain to the point of discharge given the distance of travel.  This means the site must have sufficient slope, hence, the foundation pad must be elevated so that water slopes away from all areas of the foundation.  Custom house plans designed by Architects/Designers may often require engineered foundation plans that are site specific.  Oftentimes they are needed to verify critical elements of the foundation.  Engineers often use a form survey as a double check to insure that forms are in the proper location and that the foundation will not extend into areas where a structure is not intended or permitted.  The foundation for custom house plans is extremely important and needs to be inspected to assure the homeowner that it conforms.

When you decide to begin the process of designing your custom home plans be sure to provide the Architect/Designer with as much pertinent information about your family and how they live as possible.   Some families like to entertain formally while others prefer the informal style of entertaining.  Arranging and sizing your living areas is affected by this decision.  Likewise, bedroom arrangements, may be affected.   Do you have little children or are you expecting them in the future?   Are your children teenagers?   Are you empty nesters? Are you single?  These are all important questions to answer and the answer will affect the planning process for your custom home plans.  Do you need or want a formal dining room or would you prefer a dining area in the family room?   In designing the master bath area do you want separate closets?   Some people prefer one big open closet dressing area while other choose to have their own individual walk-in closets.  Have you considered whether you need a game room or do you put priority on a media,home theater room?  How many baths do you want?  Are your custom home plans to be one story or two story or possibly a split level?   Is a basement needed for your particular situation?   How about outdoor areas?  Will you want to entertain outdoors? One of the items most often asked for in an Architect/Designer luxury house plan is a master bath that is a work of art.  Master baths in a luxury house plan are spacious and are designed with luxurious amenities that give their owners a quiet retreat in a private part of the house.  The master bath area must be planned wisely in order to get  the full effect of the space because like the kitchen in a luxury house plan; the master bath is a highly functional room that must fit the homeowner's lifestyle. The functionality of the design is combined with aesthetics.  Since the master bath will have some of the most expensive square footage in the luxury house plan, the fixtures, surfaces, and amenities should be carefully planned. In addition to two vanities, master baths in a luxury house plan  will include a shower big enough for two. a separate bathtub, and possibly two commodes.  The master bath area may be designed to have an adjoining walk-in closet or sometimes two-large enough to have a sitting area and built-in cabinets and shelving for shoes. This may preclude the need  to dress or store clothes in the bedroom. Another trend in master baths is towards the use of natural light.  Master baths may be designed to have large windows that, depending on the view, may be elevated to a height where outsiders can't see in, or they have remote controlled shades that block the view.

When our lives begin the parents take care of us, but as they age, the chances are that at some point we will take care of them.  It could be as simple as providing extra help for them in their home.  Or it could mean moving your parent or parents into your home.  House plan modifications are one way to prepare to meet the new needs of aging adults.  There are many, easy, simple, quick and affordable steps you can take to make stylish and savvy updates to make your home safer and more enjoyable for you, your family, and your parents.  One of the first is to de-clutter.  Remove obstacles in the walkways as both children and older adults have reduced reflexes and balance; removing clutter will avoid tripping hazards.  The next area to consider is the shower.  Your first change may be to add rubber grips to the bottom of the shower to avoid slick surfaces.  Next you will probably want to add a seat with a comfortable shower chair  and a hand-held multi-function shower head.  House plan modifications like changing out door knobs and/or faucets with knobs for leverage-handle models can make everyday tasks easier, especially for small or arthritic hands.  If you have stairs, add handrails or decorative hand-grips in high-traffic doorways where there may be a step, such as where you enter the home from the front or garage.  Home care by Moen sells 9 inch grips that are easy to install and will blend in with your home decor.   Lighting is another area to seriously consider.  You can bright en up the home with adding additional reading lamps in bedrooms and family rooms . under-cabinet task lighting in the kitchen, motion-sensor lights near entrances and nightlights.  This is very important since by age 60 the average person has been found to need approximately 15 times more lighting than at age 10.  Make sure your home is safe by making house plan modifications, your home is your haven.  Falls are the leading cause of nonfatal home injuries.  Remove throw rugs or ensure that they have a non-slip backing to provide more firm footing, to help you and your loved ones avoid becoming a statistic.  These are just a few of the house plan modifications you can make to make your home safer.  Our designers can help if you need to enlarge a half-bath to a full bath, for example,  add an additional bedroom for your parents or other necessary house  plan modifications.

Today's homeowners lead a busy lifestyle..  A twenty-four hour day never seems long enough to balance increasingly large to-do-lists with active itineraries.  While homeowners continue to gather up personal computers, industrial washing machines and dryers, and the latest technology, they may often overlook the important role that one of the first home technologies -lighting-plays on completing tasks safely and conveniently.  Here are a few lighting tips that every homeowner should consider when meeting with their Architect/Designer to discuss their custom home plans.  The kitchen is a favorite place to eat and mingle.  Ensure that the room is properly designed to be lit for the tasks that are performed there.  Work areas , like counters, an island, or sinks should have their own lighting to make tasks safer and easier.  One way to do this would be to have the planner design versatile and unobtrusive lighting like under-the-cabinet fluorescent  lamps. The combination of using these lights with overhead fixtures helps create shadow-free work areas.  Many homeowners overlook the importance of lighting in the bathroom.  One little known fact in this regard is that light naturally creates shadows ; therefore when you combine light with mirrors, extra caution must be taken.  As your custom home plans are created for your dining room that will house social gatherings around the dining table;  it is important to pay attention to the lighting   You can easily create a relaxed atmosphere that sets the mood for any dinner party.  Chandeliers are used by many homeowners to add elegance and sparkle to a formal dining room.  For optimum results,  your lighting plans may call for one downlight about twenty four inches  on either side of the chandelier above the table for even lighting .  Use of this method will reduce glare in the diner's eyes. Making your house a safe haven for your family is a top priority for every homeowner. You may want to consider having a place for locked cabinets designed  for medicines and chemicals like polish remover and mouthwash, thus keeping them out of children's reach.  Grab bars help prevent falls and come in a variety of designs from companies like Moen Home Care.  Three of their disguised safety designs come with accessories like a towel bar, for instance. When meeting with the Architect/Designer of your custom house plans one of the first things to discuss is whether you want a one-story or two-story design. When considering a two-story design,  The old adage that states "A man's home is his castle " is familiar and as it happens the spiral staircase most likely originated in a real-life castle.  During the Middle Ages spiral stairs were used to reach the top of towers. This ancient design feature has a romantic nature and remains an elegant manner by which to access an upper or lower floor.  Spiral staircases in custom house plans can be visually stimulating and aesthetically unique, bridging floors in one of the most space-conservative ways possible. Spiral staircases maximize available floor space. The very first staircases were made of stone. Today they may be metal, iron, or wood.  There are building specifications  that must be met when the spiral staircase is designed.  The oldest spiral stair- maker in the United States . Duvinage Corporation, which was founded in 1895, is still in business.Other sources for spiral stairs are The Iron Shop, Salter Spiral Stair, and Stairways, Inc.  Your custom house plans may include an outside spiral stair if needed to access a rooftop deck, or gardens, a planned storage area, or a garage rooftop.  The stairs may be constructed of solid steel or iron and will be a low-maintenance item and able to withstand most weather conditions.  Spiral staircases seem to have a bit of mystery and magic attached to them and this type of Architectural element will be remembered by children for many years after they have played on them and used this interesting feature.

One of the latest trends in house plan modifications is the installation of wood flooring.   Hardwood suppliers are kicking off the fall season with many new products and additions to current collections.  Highlights include longer and wider planks, new rustic looks as well as new programs and promotions.   Now is an excellent time to plan your house plan modifications and take advantage of all the new products currently available.  Two new products will be featured in Anderson’s “Fall for Americans” promotional sale.  Virginia Vintage Lansdowne is a solid red oak, 3/4 inch, hand-sculpted edge with deep relief and texture.  Sugar House Maple is handscraped with a rustic, reclaimed look.  Armstrong’s Bruce Frontier is a group of engineered hardwoods in hickory or birch that includes handscrapes and blackwash finishes.  This group is available in 5 inch wide planks.  Bruce Rustic Heritage is a solid hardwood collection in birch, white oak, hickory and acacia in 3/4 inch thick and 4-inch and 5-inch planks.  Armstrong also offers Rustic Accents and Artesian Hand-Tooled.  BR-111 and exotic wood company is introducing Kingsbridge Oak.
