Before choosing your custom home plan, you must first choose your site.  Planning for your lot is very important.  Sloping lots, wetlands acreage and narrow-width sites are all buildable, if you choose the right custom home plan.  Some sloping lots offer terrific views, or offer the opportunity for a drive-under garage or a finished basement.  A pier and beam foundation may be best for wetlands areas . If a narrow lot is chosen there are many plans with a slender footprint some as narrow as 30 feet. Alternately, a wide plan could be turned to fit the lot or a plan adapted by tucking the garage to the rear. Many luxury home plans are created by the Architect/Designer in various styles. These may include Mediterranean, Tuscan, Greek Revival, Low Country, Plantation, Tudor, Spanish, Mission, Contemporary, Georgian, Chateau, Mansion, French, french Country, French Chateau, and Modern to name some of the more common styles.   One of the features commonly used in certain luxury house plans is columns.  Three of the most well known types of columns are Doric, Ionic and Corinthian,  Each of these three types are defined by the details of the column capital, the shaft and the base.  The refined Ionic capital may curl into a ram's horns at the corners.  The Doric column in contrast is designed to show sturdy simplicity, hence the Doric is the least elaborate of the three column types and features a round pillow-shaped capital.  The Corinthian capital appears more fancy and shows acanthus leaves actually around its vase-like shape. There are many styles of columns, the three mentioned are typical Greek influenced columns.  There are Roman influenced columns, Tuscan columns, and contemporary columns just to name a few of the available styles.  Selecting the appropriate style of column for your luxury home plan is a job for the highly trained professional .  In modern times columns are available in cast stone, wood, limestone, concrete and fiberglass.

What is a Mansion?  Typically a Mansion is a very large dwelling, an impressive and stately residence.  It has been said that everyone's home is their Mansion.  However, Mansion floor plans feature the finest in sumptuous living catering to the affluent lifestyle. Elegantly designed floor plans with special touches exude luxury throughout the home floor plan. Quality is evident and the expansive houses have luxurious amenities. Usually a 6000 square foot home may be considered to be a Mansion.  Many are much larger and some may be smaller. The key that makes a Mansion a Mansion is the design which is tailored to fit the owner's needs.  It's a bit above and beyond.  Mansions have amenities galore.  In today's Mansions they may have pre-programmed, wireless, radio frequency lighting systems called Lutron lighting.  Curved staircases are often designed in Mansion floor plans and may even feature glass sides. Ceiling heights may reach as high as 30 feet.  Many mansion home designs will have elaborate home theaters, multi-zone units for heat and air, wine cellars, a media/sports room, tennis courts and fantastic views.  Some Mansions have their own helipads, vineyards, multiple garages, some with quarters, and state of the art fixtures and materials used for building and installing appliances. Other amenities designed in Mansion home plans may include an exercise room, multiple bedrooms and a second master suite, guest suites, an elevator, and a culinary kitchen with a walk-in cooler and pantry. What is hot in house plan design for 2012?   Kitchens and baths are two of the most popular rooms in the 2012 house plans. The kitchen will serve as a hub, a place for entertaining, for gathering,  and for cooking. It is a place to spend more time with family and friends.  Baths are the place to unwind.  How nice and luxurious these two areas are designed by the Architect/Designer are influenced by the state of the economy.  Upscale equipment may be nicer but accessibility and universal-design features which make the home life easier and safer may be more important.  Homeowners are energy conscious and are interested in water saving products, renewable flooring and countertops and recycling. Prioritizing choices makes the most sense. Your design professional will take your priorities into consideration when designing your dream home plan. Serious cooks may want to put more money into ranges and less into refrigerators Discuss your options when having your kitchen plan done.  Interest in wood flooring is growing and it may be easier on the feet than tile flooring.  Some homeowners like the idea of using renewable bamboo while others consider it too soft in a heavily-trafficked room. A casita is a small house.  Most Architect/Designer house plans for a casita style home will specify the house is to be built of adobe.  A casita may be designed as a small guesthouse or as a main house.  It may be planned as a place for children to stay . It could be  designed close to a main home  or just a short distance away    It may be the ideal place for a grandparent or grandparents that offers privacy from neighboring homes yet is near to the main home.  Some casitas that are designed as guesthouses may be connected to the main house by a gravel pathway curving through a desert cottage garden. Since the guesthouse is designed as a laid-back structure a little gravel entering it is okay.  Many casitas have arched doorways and curved niches.  They may have sandstone floors and plaster walls which give light a place to linger.  Casitas have a quiet barefoot simplicity in the .forms and surfaces of the home.  The earthen walls of the casita home light up with the sun.  Because many casitas have earthen walls and easy curves and softened edges they offer the family or guests a warm feeling.  Adobe walls are often 10 inches thick and are constructed with a stacking method  with individual mud bricks.  Each of the bricks is a sun-baked mixture of clay, sand, and soil with straw, water, and a little asphalt.  After stacking the bricks they are then covered with plaster. The walls themselves than have an earthy feel  to them, a relaxing feel. the sandstone floors in many casitas are rugged material that is earth-toned.  The pavers may extend out to a courtyard and garden area.  Using sandstone for the flooring in a casita will allow it to stand up to kids, dogs, and many people coming and going. Many Designers plan a casita to face East so that the sun seeps in early in the mornings to take advantage of the light.

Why are Architectural/Designer plans offered on blueprints?   A blueprint is a type of paper-based reproduction of a technical drawing documenting an Architectural drawing.  It is the standard method recognized and used to copy large Architectural and construction drawings.  A blueprint then is a standard method of communication between the plan designer and the client.  It is a pattern guide for building a house, for adding an addition to an existing house plan, erecting a townhouse, or a commercial building.  Blueprints are plans, technical plans.  They show the style, size, number of rooms, type of exterior, type of roof recommended etc.  Building a home plan without a blueprint should be done by only the most experience professional.  Once a client has a home plan designed and orders prints, they will receive blueprints from the printing company or from the Architect/Designer if they use in-house printing.  The simplest way to find blueprints may be to buy a set of plans from an online source like Dallas Design Group.  Searching through our home plan selection will allow you to look at many floor plans and styles of house plans to find the one that suits your criteria.  This is a very economical option.  Modifications to our blueprints can be made by our talented Designers. What is stucco? Stucco is a cement made of a sand and lime and water mixture.  Stucco is a very durable exterior coating for homes and buildings and is usually applied with a stucco sprayer or it may be applied by hand using a trowel.  There are many colors for stucco and the color comes from natural pigments. The coloring of stucco goes back to early Roman times. Any type of stucco can be colored and the color can be mixed or purchased already colored from the factory.  Dallas Design Group offers many custom home plans in stucco.  Using stucco for your home plan gives it a resistance to UV due to the natural ochers and earth pigments.  Stucco provides a one-hour fire rating, is durable, noise resistant, pleasing aesthetically, and easily repaired at negligible cost. It is attractive, provides for low cost maintenance, is very durable, is applicable to many Architectural styles and is weather repellent.  Stucco may be designed in your home plan to present a stylish facade and may be accented with cast stone.  This application is often seen in Mediterranean home plans.  Whether your dream home is a villa, a European design or patio home, a stucco exterior will enhance its look and appeal.

French home plans were often called Chateaus and many French house plans were built in the Normandy region of France.  There are formal French designed home plans and French Country designed home plans.  Most French home plans are more informal plans and reflect country comfort.  Stone is often specified for French Country homes while limestone may be seen on Chateaus.  Many French-style home plans are accented  with brick by the Architect/designer and may feature a slate roof.  Groin-vault arches may connect the foyer to a dramatic great room which overlooks the spacious outdoor loggia.  Many French style homes are decorated with warm colors such as coral, soft terra cotta, French blue or gold.  High vaulted ceilings with timber beams are often designed in French house plans and may even be seen in the master bedroom suite.  Hand-painted ceilings may appear in the dining room and give the impression of the outdoors inside the home.  The kitchen area design usually has a cozy, lower ceiling treatment and a casual ambiance.  Outdoors The French designed home plan may have a loggia crowned with a high vaulted ceiling.  With a large stone fireplace and complete outdoor kitchen the best of the indoors is brought to an outdoor lifestyle.

Why have your Architect/Designer include a courtyard in your house plan?  One reason is that finding a refuge in a city is not easy.   Fencing helps.  The courtyard is its own little world and offers a place for barefoot seclusion.  The courtyard may be hidden by fencing and sheltered by the house.  Some courtyards are covered by trellis's creatively designed. Another term for trellis is ramada. The feeling outside may be like an outdoor cafe.  An arbor is another design element often employed in courtyard design and it gives the entire courtyard a buoyant atmosphere that delights family and guests.  Courtyards let the homeowner enjoy the buoyant quality of light and air.  Courtyards provide some quiet in a busy world and seem to work calming magic.  The atmosphere in a courtyard is peaceful and relaxing. What is a Villa house plan?   Villas are often Mediterranean homes situated on acreage, on scenic bluffs, by a creek,  in the countryside, or in urban areas with views of trees, ponds, or lakes.  The urban setting may be a lot but it will have an in-town country feel.  The Architect designing the Villa home plan will take maximum advantage of the surrounding natural beauty.  When the Architect orients the Villa house plan it may be at an angle to take advantage of nearby views.  This technique creates views from almost every window in the villa home thus creating an outside-while inside atmosphere.  Villas designs are not stark, they are warm and homely and inviting.  Today's Villas homes may be designed to be energy star rated.  Often the living room is very open and warm.  Large windows are included to meld the indoors with the outdoors. Empty nest house plans

What are empty nesters?   Empty nesters currently are the eldest Baby Boomers.  Empty nest house plans are created by Architects and Designers to meet the needs and wants of this group.  Finding their active parenting years drawing to a close, empty nest house plans are created to meet their new lifestyles.  Empty nest house plans offer easy maintenance, smaller lawns, easy care materials used in the home, inside and outside.  Spacious rooms are high on their priority list but fewer of them.  Most empty nesters prefer two or three bedrooms, not four.  Another feature popular with the empty nest group is a home office or study with space designed for a phone, fax, computer and printer/copier.  Adequate storage is a must. What is Green building and why should the homeowner use it in planning their new house plan?  Green building is known by a multitude of names, like eco-friendy Architecture, and sustainable building.  It is a process, an approach to designing, constructing remodeling, and even furnishing today's residential and commercial buildings taking into consideration the environment.  Green homes are very energy efficient. A floor plan and building orientation designed to admit winter heat, ample day lighting and avoid summer sun reduces energy waste.  Designers will take advantage of existing shading and breezes when locating the home on the lot or acreage. Green homes designed with eco-friendly Architecture have lower operating costs and increased asset value.  The green house plan is a more healthy environment and more comfortable for its occupants. It may reduce waste sent to landfills.  Green house plans promote the conservation of energy and water.  They reduce harmful greenhouse gas emissions.  Green building shows the owner's commitment to environmental stewardship and social responsibility.   A green home plan encourages the homeowner to reduce waste, implement recycling, use renewable materials and use alternate energy sources.  The designer's use of overhangs in the home plan and specifying the use of light colors and textures will greatly reduce air conditioning loads. Green building materials are used to create a home that is healthy for the mind, body, and pocketbook.  Many builders specialize in building green, energy efficient homes and  are recognized by the Energy & Environmental Builder Association. New legislation includes extensions and revisions to three existing federal energy efficiency tax incentives: for manufacturers of energy-efficient appliances, a one-year extension and revisions; for new homes builders, coverage for 2010 and 2011; and for home retrofits, a one-year extension but with significant modifications from the 2010 incentives.”

For appliances, the tax credits go to the manufacturer, but should be visible to consumers by reducing the cost of qualifying equipment. In 2011, the qualifying levels have been increased, and many of the incentives modified. The credits cover residential refrigerators, clothes washers, and dishwashers. In most cases, the credits are available for the very top efficiency products, typically levels more stringent than will qualify for ENERGY STAR®. For refrigerators, the incentives are $150 for a refrigerator that uses 30% less energy than federal minimum efficiency standards and $200 for a refrigerator that uses 35% less energy. For clothes washers, the incentive is either $175 for units that moderately exceed ENERGY STAR or $225 for the very highest levels of efficiency on the market. For dishwashers, the credits range from $25 for a unit that meets the July 2011 ENERGY STAR-level of 307 kWh per year to $75 for a unit that uses less than 280 kWh per year.

House plan modifications can take many forms.  The homeowner may want a new bathroom, a media room, a pool room, or a cabana or gazebo.  A basement addition is a frequent modification request as are additional garage spaces with adequate storage.  One of the most often requested home plan modifications is adding an outdoor room. Outdoor rooms plans may come complete with built-in fireplaces, grills, refrigerators, furniture, flat-screen televisions and other technology.  An affordable  outdoor living space is at the top of the list for many homeowners. When you think of  modern house plans what come to mind?   Is it a pitched roof?  Is it a combination of brick and redwood material on the exterior?  Is it an open, free-flowing interior plan?  All of these are characteristics of a modern home plan. Some or all of them may be in your dream home plan.  Modern house plans are often designed by the Design Professional to have trough or track lighting.  Many of them will have cork floors which are becoming very popular.  Even a glass -enclosed living room opening to a back garden area or overlooking a pond, fountain or pool is very common.  The interior of the modern home plan will exude a relaxed feeling; each cluster of rooms may look out onto a terrace or treed garden area.  By clustering room with a view the Designer/Architect allow uninterrupted movement from one area of the home to another.  The Designer of the modern house plan may incorporate two windows in each room to provide pleasing cross views and an overall feeling of airiness.  Some homeowners may prefer the use of wood and stone on the exterior of their modern home plan and may choose to continue the use of stone in the living and dining areas like the stone on the facade.  This use would unify interior and exterior spaces showcasing the modern tradition. Many rural Spanish houses were called fincas de caza, or hunting lodges.  They were built in the countryside and had multiple uses and many have now been remodeled and turned into family homes. When most of these early  Spanish houses were built they also built a bodega, a store for wines grown on the homeowner's property. Dallas Design Group has a version of the finca in its plan Villa de Vino.  Typically there may be a patio that links the house with the bodega and a small garden. The pathways running through the garden lead to grape vines, or olive trees.  Inside the fincas you may find tiles decorating the stairways, an artistic touch the plan Designer adds in the house plan design.  Although many of the original homes built in this style were austere, today they are planned with all the necessary comforts.  There are usually an informal and a formal dining room as well as several outdoor dining areas in this style of house plan.  Often the dining room will  have exposed beams and other forms of wooden storage.  Niches are a common design touch used in finca home plans.  Floors may be tile, stone, or wood depending on the owner's taste.  Houses designed in the finca style in today's world will often have a backyard pool or pond . Fountains are used in the front patio of. the homes and may also be used in the backyard areas. Garden areas can be designed by the home plan designer so that the landscaper will have a detailed plan to follow.

Neoclassical House Plans

What are  Neoclassical house plans and what are their distinguishing characteristics?  Probably the most well-known example of a Neoclassical style home in the United States is Henry Flagler's home Whitehall  Flagler was the partner of John D. Rockefeller.  Basically, a Neoclassical designed home is a formal design. Usually the front door sits at the top of tiered steps. There is a grand front porch with a number of massive columns. The columns often have Ionic or Corinthian capitals. The facade of the home has symmetrically balanced  windows and doors. Perhaps the homeowner may even set a large urn in front of each column or could set the urn on a pedestal.  Lights around the first floor windows, and there are many windows, are often arranged in a rounded-arch pattern.  Second story windows may each have wrought-iron balconies.  Neoclassical homes feature a large banquet-style room for entertaining many guests. A library and a separate large music room along with a ballroom are often included in these home plans.  A game or billiard room and a salon can often be seen too.  Most bedrooms are upstairs although the master bedroom in today's home plans in the Neoclassical style is often designed downstairs. In the early Neoclassical designed home plans there were many servants bedrooms on the second floor, while in today's home plans the bedroom for the housekeeper or the nanny may be on the ground floor.  The breakfast room was light and airy in the original designs and encouraged lively conversations. Neoclassical house plans have an understated simplicity while offering many comforts.  Rooms to be included in these style homes change with the times but the basic design concepts remain the same.

Victorian Home plans

When looking for Victorian home plans what are some of the typical things that characterize this type of  house plan?  Gables are one characteristic and often they are dramatic.  Gables crowned with finials specifically.  Cupolas are another item commonly displayed in a Victorian house plan. Another trait of a Victorian home plan is a large wrap-around porch which literally wraps around the gingerbread house.  Porches designed by the Professional are very inviting and may have french doors leading inside the house to the living room, kitchen areas and bedrooms.   Most home plans of this type provide a sense of renewal and contentment.  They are designed to be soothing and serene.  Typically a Victorian house plan will have a center hall, and high ceilings that lend an open dimension to the space within the home itself.  Porches in modern day Victorians may be screened in.   The use of motorized screens staves away the enemies of summer and and with the new varieties of screens available clients may choose solar protection screens or a super screen which is rip proof. When you meet with your Designer/Architect is it very important to discuss where your home will be built.  Even though you may be planning an addition to an existing house plan or a minor home plan modification, where the new footage is added is important. Since few homes are completely free of noise you can take action in your planning stage to reduce your home's noise level.  Your home plan Designer is knowledgeable in figuring out where different noises will originate and how to alleviate some of them.  Distractions from noise can be reduced using certain methods.  One of the most significant ways is to use quality, double-paned windows in your new construction or modification.  Not only do they insulate against sound they seal the home or room addition from outside environmental factors.  Another method of reducing the way sound travels is to use door that do not line up with one another.  Proper insulation in attics, walls and other home areas, like the new foam insulation for instance, will not only reduce noise but also  help reduce heat and air conditioning bills. Carpeting and padding act as a buffer especially if a home has a second level. Sometimes an extra layer of drywall will help problems with noise between walls as will the use of acoustical paints. Figuring out the potential sources of noise in the design process and remedies for them is the job of  not only the homeowner but also the job of the design professional.  Alleviating noise makes your home more comfortable to you, your family , and guests in the home.

Choosing a builder for your custom home plans is easier if you will contact your local Home Builders Association which is located in your telephone book and on the internet.  Builders affiliated with the Association strive to improve the quality and professionalism of the home building industry.  They are concerned about the quality construction and affordability of custom homes.  Home Builders Associations help builders thru education programs and seminars to keep them up to date on new housing topics and code requirements.  Home building, and therefore building from custom home plans, is a dynamic and growing profession. Builders must be aware of the latest technological advances and financial trends, changes in state and local building codes and ordinances, green energy topics and much more.  Association members are engaged in not only building custom home plans but apartment plans, land development, remodeling and rehab, and general light construction.  The Association's associate members provide materials, products, financing and other related services, including subcontracting.  Finding the builder for your custom home plans can be done in many ways.  Referrals are one way.  Visiting home shows like the local  Parade of Homes each year is another. " I cannot live without books"  said Thomas Jefferson.  There are many people looking for luxury Architectural design and expecting to find homes with libraries and/or a  study that  incorporates adequate shelving and reading space.  Many rooms will do but reading in a room with big windows and lots of light is very refreshing.  Storing books in natural light may be harmful to them so many libraries are planned in luxury Architectural design to feature recessed or under-shelving lighting.  Similarly, recessed or built-in  bookshelves can provide floor-to-ceiling storage and space saving.  Bookshelves can be tucked under staircases or hung on the wall or even free-standing or designed in some other out of the way space but in a library or study is optimum.  Antique books that you want to preserve are often stored in glass cases in homes of luxury Architectural design. One desirable feature in homes of this type is a library ladder. The ladder is used o reach upper shelves and a rolling ladder adds an elegant, yet whimsical touch.  The ladder attaches to the shelf on a tracking rod and the ladder bottom has wheels to allow effortless movement from one end of the library to the other.  In a luxury Architectural designed home library there is often room for a desk, special  bookshelves for large tomes and a large comfortable couch or chairs that beckon guests.  Space for reading, collecting, and displaying may all be found in luxury Architectural design creating the chance for an intellectural center.

House plans are available online for purchase through our website Dallas Design Group.com.  One of the ways to save energy costs is to take your house plans and have them reviewed by a company providing radiant barrier systems.  Radiant barrier systems can take your home to a  brand new level of energy efficiency.  A radiant barrier system has a dramatic impact on both home design and comfort.  These systems have a unique ability to block radiant heat energy from entering or exiting homes and permanently reduce energy costs for the homeowner.  A radiant barrier called for in your house plans is typically a layer of polished aluminum foil facing an airspace, which, when correctly installed, acts to reflect radiant heat energy instead of absorbing it into the home.  There are currently three types of radiant barrier systems, Blanket systems, Draped systems , and laminated systems.  New house plans will more than likely have the laminated system applied because it is cost effective, easy to install, and may add no extra labor. What is a Georgian style home?     First of all a Georgian house plans are known for  their largeness and spaciousness.  It is a fashionable home plan.  The interior finishes are usually elegant and done by craftsmen experience in creating detail in their work.  The Georgian luxury house plan is known to exhibit graciousness and the earliest American examples of Georgian Architecture were the plantation houses.  Sometimes the Georgian luxury house plan appears larger then it really is because the Architect/designer has shaped the house to be well balanced.  Oftentimes, the home will have porticoes or front entry porches and front entry central halls and grand staircases.  Handrails and balusters are often hand-carved wood. If the homeowner chooses to use wallpaper it may be hand painted.  The great room usually located on the first floor is often paneled in wood. Typically there are several fireplaces in a luxury house plan designed in the Georgian style.  These style homes are large in size and concept.   Georgian house plans are named after the many King Georges who ruled England through the eighteenth century and it is closely related to the Federal Style.  Some of the classic Georgian luxury home plan features are a paneled door with a decorative crown, windows in symmetrical vertical rows typically with 6 to 12 panes per sash and the use of a cornice with Dentils or some other decorative molding, and an impressive entry often of imposing size.

Room Design in your home plan      The key to having the number of rooms and  the size of rooms in your new home is proper planning.  Making an outline of the different rooms you want will help the Designer/Architect in your design planning process. Simply knowing how many bedrooms you need for example will help the Professional work with you to achieve your needs. The Designer will need to know the size of the rooms you need and if you have a preference for their location.  Alternative sites may be recommended to allow for a better traffic flow throughout  the home.  Often the prospective homeowner will bring sketches and pictures of rooms they like to their designer to aid in the planning.  Knowing the design style of the home plan you intend to build is very important.  Whether your plan is for a luxury house plan or a farmhouse, you will probably want to find magazine pictures that fit with your goal. In describing hill country homes , the description  used most often reads, a hill country home is the epitome of Texas living.  Many hill country homes in their initial planning took their inspiration from the ranch house.  However, hill country homes are suitable to be built all over the world.  In the tradition of creativity and ingenuity, hill country homes have been said to be larger than life.  Many hill country homes have been designed with a  shed-style front porch with exposed beams and natural stonework.  Doors may be wood or wrought iron in these home plans.  Ceiling timbers used in the kitchen and family room establish a rustic but elegant, ambiance.  The fireplaces may be a solid stone wall, so that when the fireplace is lit there is a warm glow.  Many times hill country homes offer a rear veranda overlooking the backyard or acreage.  The dining room, in hill country homes, could be designed to harken back to an era when it was the social center of the house.  Hill country homes may have limestone floors, or hardwood floors and some use a combination.  Superior craftsmanship with unrelenting attention to detail, these are trademarks of today's hill country home builder. The process is very involved and your builder/architect/designer are the professionals who will guide you the the process of building a new house. The process normally begins with the buyer selecting a city lot or a piece of land to construct their new home. Once the lot or site is selected, a house designer or architect will need to be hired to produce a set of house plans. This will allow the consumer to bid these plans with various builders so that they can get the best price on building there new home. Often times, buyers we work with already have selected their builder which helps speed up the process. The building designer or architect will take into consideration the layout of the land or lot, and special views that need to taken in. New home design for 2011 and 2012

In new home design for 2011 and beyond there will be more integration of the interior with the exterior-blending one into the other so that design, and architectural building will be without borders.   Many new homes will  feature green roofs. Green roofs will have greenery planted on top of the roofs whether residential homes or  commercial buildings.   There will be an increased use of rocks and boulders. These will be placed in landscaping around the new homes in their landscaping and even in the garden plans..  Designers will plan rooms in the new house plans with fewer rooms; some of them may even be portable rooms.  There will be more places to eat in the new house plans, whether it be inside or outside.  Pebble colors will be very prominent.  More wood will be used in Architectural finishes.  Color may be taken from the theme of a tropical rainforest-cool colors.  Look for a blending of Architectural form and function, clean lines, ease of maintenance in the home and more open areas in the house plans.  Lines will be straighter, and low ceilings will again be popular creating energy savings.  There will be more creativeness expressed in the 2011 and 2012 house plans so that the spaces designed will enable its owners to enjoy time spent in their new home.  The addition of a yoga deck and a workout room may add a new form of fitness area with views of the outside. Designing your luxury house plan combining natural light and color

When you contact your professional luxury home plan designer it is important to convey the idea of combining natural light and a color scheme in your house plans with natural light. The materials called out may reflect the homeowner's choices for exterior materials like brick, or stone or stucco, and the addition of skylights and well-placed windows to bring the outside in, in terms of light within the home itself.  Natural light is nature's decorator touch.  Natural light can enhance the interior mood of the home plan .  Light will enter the house from every direction so the placement of windows and skylight will influence the home's interior effect.  The designer will consider the north/south location of the house plan taking into consideration whether there are existing trees on the homeowner's property.  West rooms will receive the most sun, while east light will be in the early mornings.  Manual or remote-controlled blinds will also affect the amount of light within the home allowing the homeowner to adjust the blinds to allow the sun to enter or to block the sunlight.  If the house plans with natural light call for tubular skylights  the effect within the home will be a diffused light.   The color of roof the homeowner selects can either help cool the home if a lighter color or keep the house warmer if a dark color roof is chosen. Walkways around the home may be designed with cooler materials that are readily available.

"Mediterranean Home plans"

Many of today's Mediterranean homes developed from the casa romana style of house plan, while many Spanish home plans developed from a combination of the casa romana and Celtic casa celta.  The Casa romana houses were usually whitewashed with a central courtyard and a flat roof that could be used as a terrace.   The central courtyard was often called a patio.  The word Castille referring to a castle is often applied to many Mediterranean homes. Many of the early Mediterranean homes were not large by today's standards.  Through the years as political and economic stability came to the Med, home plan designers began enlarging the house plans following French and Italian designers and then embellished them. In a Mediterranean designed home plan it may seem as if time passes slowly as the owner desires and the designer provides a sense of flowing ease and comfort.  Oftentimes, the library is one of the most important rooms in the home plan and may have bookcases which reach from floor to ceiling; it is a place to retreat and contemplate, and may even serve as the owner's study.Another feature of many Mediterranean home plans is a wine room, wine cellar, or a wine grotto room.

When building a house plan it is very important to plan for proper insulation.  There are new insulation approaches to enhance energy efficiency in your house plan.  One of the newest is foam.  Insulating foam used in building a house plan or in modifying a house plan has the consistency of shaving cream, is toxin-fee, and does not expand like other foams sometimes used in building new houses.  It is not sticky like many other foams and therefore can be injected behind existing walls through holes drilled into the home's exterior. Using foam,  marketers say it can turn older homes into high-performance homes  Foam presently used in many new homes is polyurethane foam. this is foam that is blown in, sticks to the exterior wallboard, expands up to 100 times it liquid state, and then is cut before sheetrocking. Resin-based foam may give a house an R-factor of 20 compared to R11 and R-13 in most new homes.  The foam bonds with other insulation and fills any space between the studs,  closing leaks around plumbing and wiring. Using foam insulation has other benefits, like dampening sound and having a Class A fire retardant rating. Most foam insulation can be done in one day, however, a two story home may take two days. Foam insulation carries the EPA's Energy Star certification

When planning your luxury home plans, your designer must consider many factors.  The first factor should be taking into consideration the individual's lifestyle.  Planning the ideal or perfect home requires a special presentation to the connoisseur of life. Affordable house plans

In planning an affordable house plan the Architect/Designer must take into consideration a number of factors.  Many affordable house plans are categorized as starter homes and may be up to 2000 square feet.  One factor the Designer must consider is not only the size of the house plan but also the cost-efficiency of building it.  Another factor is the house plans energy-saving features.  Still another factor is the size of the individual rooms. Planning  smart, snug, orderly spaces is a design challenge.  In an affordable house plan all of the rooms should flow easily.  Well -designed house plans have orderly travel paths thru the home and they are visually open. The paths may extend to outdoor areas like porches and decks. House Plans and Kitchen Design

Today's homes need better storage.  They also need organization planned by our house plans and kitchen design team.  In planning your new kitchen design, as an overall part of your house plans  it is important to remember to discuss with your designer how your kitchen will be used.  Are you a gourmet cook?  Do you enjoy spending time in the kitchen?  Is there more than one person who will be cooking in your new kitchen?   How many ovens, microwaves, refrigerators, freezers, cook-top burners do you want or perhaps you might need a  built-in grill or griddle.  The house designer will need an idea of how the kitchen is to be used in order to determine the amount of cooking space, counter space, serving areas and/or a special island you may need in order for the kitchen to function properly. The kitchen area must be efficient and accessible as well as organized.  To this end, the house designer may recommend pullout trays, door organizers, a tip-up garage door for appliances and a recycling center.  A good and functional item to include is a built in chopping block, that pulls out and even  a slide out sectioned drawer for utensils and knives.  Lots of slide-out shelves will provide ease of access.  Many professional home plans include a built-in lazy Susan and swing out racks for pots and pans.  Entertaining at home is popular today and your house plan design for your kitchen should enable you and your family to entertain at home comfortably.  Therefore, your kitchen design in your home plan will need to use all the available space, even hard to reach spaces in lower shelves and in base cabinets. "Traditional House Plans"

Your house plan reflects your personal style, your comfortable environment.  When it comes to entertaining, you must decide  how often are you and your family going to have sit-down dinners, that is, a "dinner party"? Rethinking the use of dining space may be necessary when you and  your home plan designer plan the rooms in your new home.  Perhaps the dining room may be the room least used.  Reinventing the dining room so that it may used for other purposes requires rethinking.  In order to actually live in your dining space it might be better suited to be a second intimate living space or a library or even a fully functioning office thus creating a dual-purpose room.  With a drop-down table you might still have a small dining area.  It is often a good idea to intermingle rooms and styles to maximize the potential use off various rooms in the home plan. Designing a home that will be true to your needs will enable the homeowner to have traditional house plans that are flexible and comfortable.  In order to create the sense of comfort the design professional must have a full understanding of the lifestyle needs of their client.  The art of home planning necessitates being a good listener and being able to distinguish between what the homeowner needs and what they think they want.  Adapting various rooms to serve several functions allows the homeowner to choose between various uses for the same room. With young children the room may serve one purpose, with teenagers another purpose and with aging parents the room  may be put to still another use. All these serviceable areas, or rooms offer flexibility in the new traditional home plan. While the dining room is the room chosen for this example other rooms in the home design can be created to be equally flexible.
