Courtyards

Courtyards are a classical design element and historically the home surrounded the courtyard, allowing privacy, security, cool breezes and views of a scenic garden.   Modern courtyards offer tremendous variety in terms of size, complexity and furnishings.  Factors such as how much upkeep people want and how they will utilize the space help  determine courtyard size.   Courtyards are definitely unique in that they generally are smaller in scale but have the feeling of a room. Pavement, furniture,and rock can be used to create a balance of hardscape and softscape.  Styles range from an organized, geometrically clean style with simple lines, a less formal look with curvilinear lines and some unpredictability or a simple whimsical space that is ornate and sometimes full of intrigue.  Traffic flow is a definite consideration as are good views.  To make the space more usable a shade structure such as a retractable awning or cabana style draping may be used. Favorite courtyards have a sense of balance.  An Italianate-style might use terra cotta pots with lush plantings and feature vertical juniper and rosemary as permanent plantings. Paving can be a subtle pattern created with tile or score lines. Here too a simple fountain can be relaxing.  Small courtyards lend themselves to great design. Courtyards are outdoor rooms, each designed and planned to the individual's taste.

Today's Architects and designers are creating courtyards in densely populated areas to provide more privacy as well as a safe place for children to play since space is at a premium.  Noticeably, many years ago The Incas built courtyards and grouped several houses  around them, to benefit several families with one courtyard.  This same principle can be applied today in many different styles of homes and home plans.  Courtyards can be found in many different styles of Architectural house plans from Contemporary, French Country, English Tudor, Modern, Spanish,  Mission, Traditional, Neo-Classical, French, English, Mediterranean, Tuscan, Italianate and many more.  At Dallas Design Group we have a variety of plans featured on our website that include beautiful courtyards.

Things to consider when planning your new house design. The first step is to find your lot or land. and secure your financing.  Next locate a talented Architect or designer to plan your new house design.  After you have finalized your house plan begin interviewing builders. Many home buyers think they have to start with the builder; a better option is to start with an architect or designer, finish your  plans, and then have your builder submit a bid to build the house you want, rather than your builder build a version of a house plan that he may have had previously designed. Luxury House Plans should be creative,  new, and designed exclusively for you!

Among the many services provided by architects and designers is the initial layout of the home design on your lot or land. This is called the "site plan" or "plot plan". This document shows the location of your new home design.  It will take into account any easements or setback requirements. It will show you how much rear and side yard areas you will have once your new home is constructed. Another service provided by architect's and designers is the floor plan layout. This is where you and the architect or designer work together to create a layout of the rooms of the home to decide what best fits your lifestyle. How many bedrooms do you need? How many bathrooms? Do you want a one or two story design? Would you like to add outdoor living areas, or perhaps a media room? How many rooms do you need and where would you like them located.

These are all items that must be discussed when creating you initial floor plans for your new home design. The next step after your floor plans are finalized is to begin to think about how you would like the outside of your home to look. These are called exterior elevations. An exterior elevation will show you what your new house plans will look like on all four sides of the home. What styles of architecture do you like? Are you a fan of the Hill Country Style? Do you like a more traditional looking home for your new home design?  Maybe you like French Country House Plans. Whatever style suits your tastes, this is where your architect or designer will zero in on exactly the look you want. In real estate one of the most important considerations is drive up appeal or curb appeal. You want your luxury house plans to be unique, designed especially for you. You also want them designed with resale in mind so that your home will be a good investment for you and your family. After your elevations are completed then your architect or designer will move on to the next step which is finishing your new set of house plans

Contemporary House Plans

Contemporary architecture is formally defined as the building style of the present day.

Today's styles, however, are quite varied and have a number of different influences.

Examples of contemporary architecture therefore do not necessarily have similar or

easily recognizable features as in classical architecture.

A precise definition of "contemporary" architecture, therefore, is not so simple to articulate.

It is generally recognized that contemporary architecture is an evolution of modern architecture.

While these two terms are sometimes used synonymously, this usage is not correct.

Modern architecture refers to the building style of the early to mid-20th century.

It featured clean lines and an emphasis on function. Those elements that characterized modern architecture,

however were also sometimes thought to be cold and impersonal.

This belief lead to the creation of the contemporary style as is recognized today.

 

Like the modern style, contemporary architecture connects indoor and outdoor spaces,

but it adds some personal touches and warmth throughout the living space.

The use of natural light also plays a big part in defining this style. For this reason, large and expansive

windows are a common and easily recognized feature of contemporary homes.

Green building is also becoming a strong component of contemporary house plans.

Architects today are placing more emphasis on energy efficiency; they also are using sustainable, natural,

and recycled materials, thus creating eco-friendly houses.

Contemporary homes are also often thoughtfully integrated into their natural surroundings.

This practice is sometimes referred to as organic architecture.

 

This connection with nature extends from the outdoor landscape to the indoor environment.

Outside, local plants may be used to decorate, or the house may be designed around a prominent natural feature.

Living roofs, in which plants are used as roofing materials to increase energy efficiency, are also

becoming popular. Inside, natural materials like bamboo flooring and granite countertops are common.

Contemporary Architecture

Contemporary architecture refers to today's diverse building styles.

 

This contemporary home's large windows connect the interior and exterior living spaces.

The term "contemporary architecture" refers to today's building styles, which are quite diverse and

boast a wide array of influences.In terms of architecture, "contemporary" and "modern" aren't synonyms.

"Modern" refers to the modernist architecture of the early and mid-20th century, an era of great change

in the American landscape.

Ornamentation and sentimentality were out; clean lines and superior function were in.

But over time, many architects came to feel modern houses were cold and unfriendly.

Postmodernism and deconstructivism came along to tweak the modern ideal, leaving us with the contemporary state of affairs.

Contemporary architecture retains modernism's devotion to connecting the indoors and outdoors, and to achieving a feeling of spaciousness.

But it isn't averse to showing signs of regional character or even whimsy.

And today's architects are especially concerned with energy efficiency and sustainable materials, which has led to some truly innovative design.

Key Elements

  • Natural, sustainable components. Contemporary house plans recognize the human
  • need for contact with nature, right down to what our homes are made of.
  • Hence the popularity of bamboo floors, granite countertops and even "living" roofs made of green plants.
  • Recycled and nontoxic materials. Countertops, roofing and flooring made of composite
  • materials are hot, as are low-emission paints and carpeting.
  • Natural light. Today's houses often feature ample skylights and large windows to let the sun shine in.

 

Practically Speaking: Hassles and Headaches

Contemporary house plans really have little downside, especially in terms of creature comforts.

But it's wise to pay attention to energy consumption. Although today's homes are built tightly

and leak little energy to the outside, they can still be power gluttons.

Kitchens are one area where the latest amenities can sucker-punch a utility bill.

Extra dishwashers, outdoor refrigerators and oversized stoves are quite trendy,

but they can be a drain on the power grid. Large windows can also hurt rather than help,

especially if they're poorly insulated or aren't made of UV-blocking glass.

Lifestyle

Contemporary house plans place a huge emphasis on entertaining, particularly outdoors.

The most expensive homes on the market frequently feature outdoor amenities as lavish

as those inside: alfresco kitchens complete with refrigerators and warming drawers are common,

as well as outdoor rooms centered around freestanding fireplaces.

These homes are perfect for casual entertaining, but formal dining rooms for dinner parties

are also making a comeback.

Today's architects also recognize that the outdoors isn't just for barbecues.

Many contemporary homes seek a communion with nature, not just in forms that echo the

natural environment, but in the type of materials used. Green, or eco-friendly, building is an enormous trend, using materials and

methods that create a sense of harmony and relaxation.

What are some of the elements that go into building design? That depends on who the building is for and how it is going to be used. It it going to be a medical office building? Or maybe a free standing warehouse type building like the types of buildings found in most shopping centers? Maybe  a government building like a courthouse or a public recreation center? The fact is that there are many different applications of building design and it all starts with a trained architect or building designer. These professionals have the experience and the talent needed to design a building that not only will be functional but also meet your design objectives. Some of your objectives might be ADA requirements, or maybe budgetary constraints are involved. Possibly you need a creative talent to design something that will be a great investment and appreciate over time. From the design of the building, to the layout of the site, to the flow of the rooms, to the materials used, architects and designers are masters at laying out a building design plan. Typically an architect or building designer will charge by the square foot to design the building or they may charge a percentage of the overall construction costs. A complete set of architectural plans will be needed before you can submit your building design to your local city officials for a building permit. Then your builder will begin the costing out process and define the costs of construction. Once those budgets have been agreed upon, and your city permits are in place and your land or lot has been secured, then you are ready to apply for interim financing. Interim financing is used to finance the costs of construction, and then usually when you close on the building after is it constructed, your interim financing will be converted to a permanent loan. Luxury House Plans

What is included in a set of Luxury House Plans?  That question can be answered by reviewing our example plan section on our website, www.dallasdesigngroup.com. The first thing that is provided in a set of Luxury House Plans is the Cover Page. This page provides a cross reference and numbers all the pages outlining exactly what is included in a set of Luxury House Plans.

The Cover Page consists of a black and white rendering, the sheet number index for the plan, the plan name, and our company’s contact information.

The next page is our Foundation Plan. This sheet provides an example of a slab-designed foundation. We also offer basements and pier-and-beam foundations as modifications to any of our plans (subject to a designer’s review.) Basements and pier-and-beam foundation plans require a modification quote.

The Next page is the First Floor Plan. On this sheet you will find all the dimensions and notes for the first floor. All requisite aspects of the floor plan are precise, though the details of flooring material and non-structural aesthetics are left to the discretion of the buyer.

On the next page in a set of Luxury House Plans you will find the Second Floor Plan if applicable. Some luxury house plans have one floor, two floors, even three floors. Some have basements, some have outdoor living areas including elaborate porches, patios, verandahs, porticoes and more. On the next sheet you will receive all dimensions and notes for the second floor. We pride ourselves on the accuracy of our measurements and dimensions on all of our plans. Exact flooring materials, appliance selection and non structural aesthetics are left to the discretion of the buyer.

The next page is the First Floor Lighting and Electrical Plan. On this sheet you have a schematic of the lights, electrical plugs, phone locations, and code items such as smoke detectors. All of our luxury house plans are designed to the highest standards.

Next you will find the Second Floor Lighting and Electrical Plan. The same details are provided for both first and second floor. Please contact us so we may provide you a modification quote for any changes you wish to make to the original plan.

After lighting and electrical you will find the Front and Rear Elevations. Here you have the detailed drawings of the front and rear elevations of the home along with any notes and exterior dimensions that may be required to complete construction. The elevations show the contractor’s exterior materials, general architectural design intent, types of openings and other details. All of our elevations are drawn to ¼ scale.

Next is the Left and Right Elevations. On this sheet you have the detailed drawings of the left and right sides of the home along with any notes and exterior dimensions that may be required to complete construction. The elevations show the contractor’s exterior materials, general architectural design intent, types of openings and other details. All of our elevations are drawn to ¼ scale.

The Roof Plan in a set of luxury house plans is very important. This sheet roof plan is an integral piece of a well-designed set of elevations. Roof cuts are shown to demonstrate how the architectural design is intended to make the elevation aesthetically pleasing to the eye. From our roof plan, your builder has everything required to build a precise and beautifully designed roof. Our roof plans are drawn to ¼ scale.

Our roof plans are accurate, work properly and include numerous geometric cuts and angles of the elevations.

Many typical plan packages have four to six elevations on the roof plan. We feel that is not enough, so we may show as many as eight to ten – simply to verify the roof can be built the way it was designed. We pride ourselves on the accuracy and detail of our roof plans.

This is our Sections Page. Sections are used to further describe any architectural intent (beyond what is provided in the floor plan’s notation sections.) Not all of our plans include sections because they may not have been required with the original design.

"Blueprints"

What exactly is included in a set of Blueprints from an architectural design firm. At Dallas Design Group we have been creating blueprints since the days when the prints were actually blue, hence the name "blueprints." What blueprints are is a set of detailed instructions on how to build a home. Your architect or designer will lay out the specific details that are needed to guide your home builder and his subcontractors through the various stages of home construction. At Dallas Design Group we also create blueprints for apartment construction, townhomes, medical buildings, office buildings, outdoor living structures, as well as luxury homes. In a complete set of blueprints from Dallas Design Group you will receive the following:

1) A generic Foundation Plan. This plan is meant to be used as a general guide for your builder and shows the location of the foundation on your lot or land. Once you are ready to build, your actual foundation plan used during construction will need to be designed by a foundation engineer. Your builder can help located a licensed foundation engineer who is an expert at designing foundations. He or she will most likely call for a soil test to determine the specific soil conditions that exist at your construction site, and then he will design a foundation that is specific for your home site.

2) An Elevations page-this page included in a set of blueprints shows all four sides of the home, front,rear,left and right. This will show you specific architectural elements such as window locations, shutters, doors, garage bays, patios, screening walls, balconies and much more. This page shows what the house will look like when it is built depending on your choices for your exterior finish out materials. Your builder will provide you with many different options such as stone, brick, stucco, slate, wood and more.

3) Floor Plans- The blueprints will also include a detailed set of floor plans, these floor plans locate on of the rooms, show all the dimensions, show locations of appliances, doors, windows, window types and height, door height, garage dimensions, fireplace locations, and much more. The floor plans are what is used most by your builder his subcontractors when the house is under construction. These plans will also generally be provided to your city where you live as a requirement in obtaining your building permit.

4) Basement Plans- In a set of blueprints that include a basement, the layout of the basement will be included. The locations of the rooms, the sizes and dimensions and any architectural features will be described. Some basements are walk out basements, some are used for extra storage or perhaps a laundry area that is not located in the main part of the home. 5) Lighting and Electrical plans- In a set of blueprints the next pages will be the lighting and electrical plans. On these sheet you will see a schematic design of the lights, electrical plugs, phone locations, ceiling fans, and any code items such as smoke detectors.

6) Roof Plan- Another page that is included in a set of architectural blueprints is the roof plan. This is perhaps the most critical page in any set of blueprints. It takes a talented designer or architect to make sure that all the details are worked out on a roof plan and that the roofing contractor has the specific guidelines he needs to build the roof correctly.
